Land Sourcing

We leverage our vertically integrated Acquisitions and Development Land Organization to source Build-to-Rent (BTR) sites, with support from associates across our 13 markets.

Our team members have backgrounds in successful multifamily and build-to-rent asset underwriting capabilities. Our communities undergo an extensive underwriting process based on capital market demands before they are presented to our investment partners.

We provide experience and expertise to maximize the number of units and tenant desirability with a parcel of land. We assess the site’s full potential by identifying ideal amenity locations (dog parks, trails, parks, pools, clubhouse, leasing center, etc.)

The process includes:

  • Product selection
  • Conceptual planning
  • Site planning

Our experienced land development teams are skilled in obtaining appropriate zoning and negotiating development agreements with governing authorities. With operations in 19 markets across 13 state we’re able to speed up project approvals and development permit timelines for development projects.

We have tenured development Project Managers across our 19 markets, skilled in managing budget creation, contractor bids, contract timelines, and construction execution for horizontal infrastructure such as:

We utilize our experience in value engineering to develop our build-to-rent floor plans and elevations to maximize the return on your investment – all without sacrificing the aesthetics of the way our homes live, look, and feel, which is something we are known for. Our thoughtfulness in design allows us to better forecast materials and costs to build quickly and predictably throughout the construction process.
